An edge insulation strip is a flexible strip placed vertically against walls and all vertical elements in a room before the screed is poured. It prevents the screed from coming into contact with the walls.
It is a discreet, inexpensive material, often treated as a finishing detail. In reality, it is the element that determines whether a floating floor lives up to its promise or not.
Acoustic decoupling. A resilient underlay decouples the screed from the subfloor below. The edge strip performs the same task laterally. Without it, vibrations bypass the underlay via the walls and reach the structure: impact noise will still be transmitted.
Expansion management. A screed expands and contracts with variations in temperature and humidity, especially when underfloor heating is present. If it hits the walls, it has no choice but to crack. The strip provides the necessary clearance.
It is fixed against the walls before pouring, in a continuous run, without gaps or poorly joined overlaps. It must extend above the finished level of the screed and flooring, to be trimmed only at the end.
It also surrounds all elements that penetrate the screed: columns, door thresholds, pipes, and technical ducts. A missed penetration creates the exact same sound bridge as an untreated wall.
With a liquid screed, one additional point matters: the strip must be sealed at the base, otherwise the fluid mortar will seep behind it and create the very rigid contact it was meant to prevent.
This is the most costly mistake because it happens after the fact and undoes otherwise correct work.
The strip sticks out after pouring. It is unsightly and gets in the way, so the temptation is to cut it flush with the screed before laying the tile. The tiler then applies adhesive and grout right up to the wall, creating a continuous rigid contact between the flooring and the wall. All the decoupling achieved underneath becomes useless.
The strip should be cut after the flooring is installed, and a flexible joint should provide the finish against the baseboard.
Two issues arise at different stages. In the short term, cracks appear along walls or corners, caused by restricted expansion. In the medium term, the acoustic insulation fails to deliver the expected results, often without the cause being identified, since the underlayment installed is indeed the one specified in the quote.
